The GTA has thousands of homes with failed EIFS — installed by contractors who didn't understand drainage planes, flashing details, or expansion joint placement. FAIME has fixed enough of these to know exactly what not to do.

Drainage-Type Only

We install only drainage-type EIFS — the system required by the Ontario Building Code. Barrier-type EIFS (common in failed 1990s installations) traps moisture and destroys wall assemblies.

Flashing Done First

Window, door, and penetration flashings are installed and inspected before a single board goes up. Flashing failures are the #1 cause of EIFS moisture problems in the GTA.

Expansion Joint Expertise

EIFS cracks without properly spaced expansion joints. We locate and install joints per the manufacturer's spec — at floor lines, openings, and changes in substrate.

Wall Assembly Review

We review your sheathing type, air barrier, and window/door details before quoting. The EIFS system selection depends on what's behind it.

Flashing & Air Barrier

All windows, doors, and penetrations are properly flashed and integrated with the air/weather barrier before any insulation board is applied.

Insulation Board Application

EPS insulation board adhered and/or mechanically fastened per manufacturer requirements. Joints staggered, edges tight, no thermal bridges.

Base Coat & Mesh

Reinforcing mesh embedded in base coat at all areas. Double-mesh at corners, openings, and high-stress areas. Proper overlap at all joints.

Finish Coat Application

Finish coat applied in selected texture and colour. Consistent thickness and texture throughout — no patches, no blotching, no lap marks.

Caulking & Final Detailing

All joints caulked with compatible sealant. Expansion joints tooled and sealed. Final inspection against manufacturer quality checklist.

Questions

Traditional stucco is a three-coat Portland cement system applied directly to the substrate — it provides a durable, hard finish but adds no insulation value. EIFS (Exterior Insulation and Finish System) adds an EPS foam insulation board to the wall assembly before the base and finish coats — providing significant thermal performance improvement. EIFS is lighter, more flexible, and available in far more texture and profile options than traditional stucco. Both require skilled applicators to perform long-term.
Failed EIFS almost always traces back to one of three causes: (1) missing or improperly installed flashings at windows, doors, and penetrations; (2) no drainage plane between the EIFS and the sheathing (barrier-type EIFS instead of drainage-type); or (3) missing or improperly placed expansion joints. All three were common practice in GTA EIFS installations through the 1990s and early 2000s. FAIME assesses and diagnoses existing EIFS failures and can remediate or fully replace compromised assemblies.
Yes — measurably. Because EIFS insulation is applied continuously over the entire wall surface (including over studs), it eliminates the thermal bridging that occurs through wood or steel studs when only batt insulation is used. This can reduce wall assembly heat loss by 25–40% compared to a standard insulated stud wall. The actual energy savings depend on your home's existing wall assembly, window and door performance, and HVAC system efficiency.
If your existing EIFS is in good condition (no delamination, cracks, or moisture infiltration), the finish coat can be recoated with a new finish texture and/or colour without full replacement. This is significantly less expensive than a full tear-off. FAIME inspects the existing system, confirms structural integrity, and provides options for a cost-effective refresh.
A typical 2,000–2,500 sq ft two-storey GTA home runs 2–4 weeks from prep to final finish, depending on the number of windows, soffits, and architectural details. Larger homes with extensive trim work or complex geometries take longer. We provide a project schedule with every written quote.
