Markham is the opposite problem to old Toronto. Outside the Unionville and Main Street heritage cores, most of it went up in a concentrated wave between roughly 1985 and 2005 — Wismer, Berczy, Cornell, Cathedraltown, Angus Glen — alongside the office parks around Markham Centre and the 404/407 corridor. That timing matters more than it sounds.
Those subdivisions were built during the years when synthetic stucco and EIFS became standard on gable ends, dormers, garage returns and full elevations across the GTA. Twenty to forty years is exactly the window in which that cladding starts asking for attention — not usually catastrophic failure, but hairline cracking at stress points, chalked and faded finish coats, and sealant joints at windows and transitions that have gone hard and let go.
Caught at that stage it is repair work, and repair is far cheaper than replacement. Left another five years while water tracks in behind the system, it stops being cosmetic. This is the single most useful thing a Markham homeowner can know about a house of that age, and it is the work FAIME self-performs rather than subcontracts.
The hard part of an EIFS or stucco repair is almost never the repair. It is making the patched area disappear into thirty-year-old cladding that has faded unevenly and carries a texture someone troweled by hand two decades ago. That means matching colour and texture to the existing field and feathering the transition rather than stopping at a hard line — the approach shown on our stucco infill project, where new sections were blended into an original facade. We install Durabond and Sto systems and finish with Sherwin-Williams, Benjamin Moore and Dulux products.
