Scarborough makes up Toronto's east end, and its housing stock is dominated by post-war and mid-century detached homes and bungalows — the generation of house that was built with a stucco or parged band wrapping the foundation, the patio walls and the side steps. Forty to seventy years on, that band is usually the first thing to fail: the coating goes dull and patchy, then starts flaking away from the wall. It is the single most common exterior call we take in Scarborough, and it is work FAIME self-performs rather than subcontracts.
On a recent Scarborough refinish, the failing coating was ground off wall by wall and into every corner until the surface underneath was sound — the step most quotes skip, because a new coat bonded to a flaking old one fails along with it. The walls were then rebuilt with a mesh-reinforced cementitious base coat levelled dead-flat, and finished in a tinted stucco troweled to sit crisp against the brick above.
Two details decide whether a job like that reads as professional from the sidewalk. The brick line gets masked before any grinder is switched on, which is why the finished wall stops dead-straight where stucco meets brick instead of wandering. And the job closes with clean caulk lines along the base of the building — the joint that keeps water out of the wall you just rebuilt. Steps, patio and walkways are covered before grinding starts, because grinding is the messiest stage of the whole process. We install Durabond and Sto stucco and EIFS systems.
Scarborough's retail strips turn over constantly, and a tenant mid-build-out usually needs one trade in and out fast without marking up everything around it. On a Scarborough storefront ceiling repaint, the open deck was well out of ladder range, so a scissor lift carried the crew across the floor plan to reach every section. Perimeters, corners and the tight spots around recessed cans, exposed conduit and sprinkler drops were cut in by hand first, then sprayed airless and immediately back-rolled.
The back-roll is the part that matters: it works the paint into the surface and kills the spray-only halo, building a proper film and a consistent sheen instead of a thin, blotchy fog. Two full coats, and a deep navy ceiling that reads as one continuous plane from any angle on the floor. We spray Sherwin-Williams, Benjamin Moore and Dulux products.
