How to Read a Cracked Wall

Not all cracks mean the same thing. The pattern, direction, and location of a crack tell you what is happening behind the finish — and whether you are looking at a cosmetic touch-up or an envelope failure that is quietly wetting your sheathing. This guide is how we assess exterior walls across the Greater Toronto Area before we quote anything.

Why the pattern matters more than the size

Owners usually ask how wide a crack has to be before it matters. That is the wrong first question. A 0.2 mm crack directly under a failed window flashing will do far more damage than a 1 mm shrinkage crack in the middle of a sheltered panel, because the first one sits on an active water path and the second one does not.

An exterior wall is a system: a drainage plane, insulation, a reinforced base coat, and a finish. Cracking is the system telling you which layer is under stress. Read the pattern first, then measure.

Six crack patterns and what each one means

Regular grid / panel-edge cracking Cracks that trace a rectangular pattern matching the insulation board layout. Board joints telegraphing through. Mesh not lapped across joints, or boards not staggered. Moderate to serious Investigate mesh continuity. Often needs the base coat rebuilt over the affected field.
Horizontal cracks at floor lines Straight horizontal cracking aligned with a floor or storey line. Missing or undersized expansion joint. The assembly has nowhere to absorb building movement. Serious Cut in a proper expansion joint and detail it. Patching alone will re-crack.
Cracks with staining, streaking, or efflorescence Cracking accompanied by dark streaks, white mineral deposits, or a persistent damp patch. Water is already entering and moving behind the finish. Usually a flashing, sealant, or termination failure above. Serious — act now Trace the water source first. Repairing the crack without fixing the entry point solves nothing.
Hollow-sounding or soft areas The wall sounds drummy when tapped, or gives slightly under hand pressure. Loss of bond, saturated insulation board, or deteriorated sheathing behind the system. Serious — investigate Exploratory opening required. Frequently indicates localized or full replacement.

Severity here is a triage guide, not a substitute for opening the wall. Two walls with identical surface cracking can have very different conditions behind them.

Repair, re-coat, or replace

Localized repair

The right call when the substrate is sound and the cracking is confined — corner cracks, an isolated impact point, a single failed joint. The work is genuine repair, not filler: open the crack, re-establish reinforcing mesh across it, rebuild the base coat, then blend the finish texture so the patch is not a visible scar.

Refinish or re-coat

Appropriate when the assembly is performing but the surface is tired, chalking, faded, or finely crazed across a wide area. This is also the moment to correct the sealant joints, because fresh finish over failed caulking just buys a season. A re-coat is a surface decision — it does not fix drainage or flashing, and it should never be used to bury an active leak.

Partial or full replacement

Necessary when the problem is behind the finish rather than in it: saturated insulation board, deteriorated sheathing, a barrier-type assembly with no drainage path, or repeated failures in the same location. Replacing an elevation is a larger number up front, but paying three times to re-repair a wall that keeps getting wet costs more and leaves the underlying damage progressing the whole time.

What the GTA climate does to an exterior wall

Freeze–thaw cycling

Southern Ontario swings across the freezing point repeatedly through winter and shoulder seasons rather than staying frozen. Water that has entered a crack expands each time it freezes, widening the crack a little more on every cycle. This is why a hairline crack ignored in November is a real one by April.

De-icing salt and splash-back

The lower metre of a wall near driveways, walkways, and parking takes salt spray all winter. Salt accelerates finish breakdown and shows up as efflorescence and spalling at grade — which is why base details and termination heights matter so much here.

Wide thermal range

A dark elevation in July and the same wall in January can differ by more than 60 °C at the surface. The assembly expands and contracts through that range, and expansion joints are what let it do so without tearing. Undersized or omitted joints are one of the most common causes of straight-line cracking we find.

Wind-driven rain

Rain arriving horizontally finds gaps that vertical rain never touches — window perimeters, penetrations, terminations. A wall that is dry in an ordinary shower can leak in a storm, which is why leaks are so often reported as intermittent and dismissed as something else.

What to document

The more of this you have ready, the more accurate any contractor’s assessment will be — including ours.

  • Photographs of each affected elevation, taken straight on, plus close-ups with something for scale.
  • Which direction the wall faces — south and west elevations take the most thermal and weather load.
  • Whether the cracking is getting longer or wider, and over what period.
  • Any interior symptoms: damp drywall, staining, musty smell, peeling paint on the inside face.
  • When the exterior was originally installed, and any repairs done since.
  • Whether the leak, if there is one, correlates with wind direction or only heavy rain.

Frequently asked about stucco and EIFS cracking

Fine hairline or “map” cracking under about 0.3 mm is common in cementitious stucco and is usually cosmetic. It comes from normal shrinkage as the material cures. It becomes a problem when it widens, when it runs in a consistent direction, or when it appears alongside staining or a hollow sound — those point at movement or trapped moisture rather than curing.
The deciding factor is whether the substrate behind the finish is still sound. Isolated cracking over an intact, well-bonded base coat is a repair. Widespread hollow-sounding areas, soft or crumbling board, rot at sheathing, or repeated failures in the same spot indicate the assembly itself is compromised — and patching the surface will not stop it.
Only if the cracks are cosmetic and static. Elastomeric coatings bridge fine cracks, but they also trap moisture if applied over a wall that is already wet or drains poorly. Coating over an active crack hides the symptom while the water path stays open, which is how small problems become sheathing replacement.
Stress concentration. Openings interrupt the plane of the wall, and building movement, thermal cycling, or missing back-wrapping at the opening concentrates that stress at the corner. Proper detailing puts reinforcing mesh diagonally at each corner specifically to distribute it.
Sometimes. Cracking that follows a regular grid usually traces the insulation board joints, which points to missing or poorly staggered mesh. Horizontal cracks at floor lines often mean a missing expansion joint. Both are installation issues rather than age.
