Southern Ontario is harder on exterior wall assemblies than a colder, drier climate would be. It is not the low temperature that does the damage — it is how often we cross zero. This guide explains the mechanism, where it shows up first, and why the season you schedule work in largely determines whether the repair lasts.

Why crossing zero repeatedly is worse than staying frozen

Water expands by roughly nine percent when it freezes. If that water is sitting inside a crack, a pore, or a gap behind a finish, it has to push the surrounding material out of the way to make room. When it thaws, it contracts and leaves a slightly larger void — which then admits slightly more water than before.

Repeat that a hundred times across a winter and you have a mechanism that turns a hairline crack into an open path without anything dramatic ever happening. A climate that freezes in December and stays frozen until March runs that cycle a handful of times. Ours runs it constantly, through every thaw, every sunny day on a south elevation, and every shoulder-season swing.

This is the single most important reason exterior detailing matters more here than the raw temperature suggests. The assembly’s job is not primarily to resist cold. It is to keep liquid water out of places where it can freeze, and to let anything that does get in drain and dry.

The five locations that fail before anywhere else

1. Base of wall at grade

Takes splash-back, de-icing salt, and banked snow all winter. Salt draws and holds moisture, so this band stays wet longer than anything above it. Expect spalling and efflorescence here first.

2. Window and door perimeters

Where the assembly is interrupted and where sealant does the work. Sealant hardens and loses movement capability with age, and it fails in winter precisely when the joint is opening widest.

3. Parapets and roof terminations

Horizontal and near-horizontal surfaces hold meltwater instead of shedding it. Combined with ice damming, this is the most common source of leaks that owners misdiagnose as roof failures.

4. South and west elevations

Counter-intuitively, the sunny sides cycle hardest. Winter sun can lift a dark surface well above freezing at midday and it drops back below overnight — several cycles a week on the same wall.

5. Penetrations

Vents, hose bibs, light fixtures, railings, and anything fastened through the assembly. Each one is a hole that depends entirely on how well it was detailed, and fasteners conduct cold straight through the insulation.

Timing is not a scheduling preference on exterior work — it is a quality variable. Cementitious base coats and acrylic finishes need sustained temperature above roughly 5 °C while they cure, and curing takes days. Applying finish into falling temperatures is how a wall ends up needing to be redone the following year.

What actually reduces winter damage

Most freeze–thaw damage is preventable, and the preventive measures are unglamorous and cheap relative to the repairs they avoid.

  • Inspect sealant joints annually. They are the shortest-lived part of the assembly and the cheapest to renew on schedule.
  • Keep grade and paving draining away from the wall. Water pooling at the base is the root of most base-of-wall failures.
  • Do not bank shovelled snow against the elevation. Especially above the base termination.
  • Keep gutters and downspouts clear. An overflowing gutter soaks one strip of wall repeatedly all winter.
  • Address cracks before winter, not after. A crack sealed in September does not spend the winter being pumped full of water.
  • Fix the water source before the cosmetics. Every time. Coating over an active path guarantees a repeat.

Frequently asked about winter and exterior finishes

Late spring through early autumn. Most cementitious base coats and acrylic finishes need sustained temperatures above roughly 5 °C, with no risk of freezing while they cure — and cure time is measured in days, not hours. Work pushed into late autumn is the single most common cause of finishes that fail the following spring.
Emergency stabilisation and sealing can be, using heated enclosures and hoarding. Full finish application generally should not be. If a contractor offers to apply finish coat in a Toronto January without a heated enclosure, that is a warning sign, not a convenience.
Because the mechanism is different. Summer rain runs off a wall that sheds it. In winter, snow sits against the wall and melts slowly, and freeze–thaw cycling pumps water into cracks and holds it there. A wall can shed a rainstorm perfectly and still fail under a week of thaw.
Spalling is the surface flaking or breaking away. At the base of a wall it is usually the combination of de-icing salt, splash-back from paving, and repeated freezing of absorbed water. It is concentrated there because that is where salt and standing water concentrate.
A correctly installed drainage-type assembly with sound flashing and maintained sealant joints should perform for decades, with the finish coat refreshed periodically for appearance. Sealant joints are the shortest-lived component and need inspection long before the finish does.
It can, if it sits above the assembly’s base termination. Snow banked against a wall keeps that section wet for weeks, and repeated melt-and-refreeze at that line drives water into any gap. Keeping shovelled snow off the elevation is genuinely worth doing.
