Two things shape most projects in the area: the operating calendars of the buildings, and the exposure that comes with being close to the lake.
Schools, municipal buildings and other institutions cannot close for a repaint. The practical approach is to plan the programme around the building: the most disruptive areas, such as gymnasiums, change rooms and main corridors, are scheduled for the quietest periods, and every work area is contained, ventilated and kept safe while the rest of the building stays in use. At Dunnville Secondary School, FAIME's programme ran from June to August 2024 and was coordinated with the school's facility management throughout.
Institutional interiors also call for different products than a house. Hollow-metal doors and frames need proper preparation and a rust-inhibiting primer before the finish coats, and painted block walls in change rooms need a washable, moisture-resistant coating. Choosing the right system for each surface is what keeps the finish looking right for years rather than months.
Buildings close to Lake Erie are typically more exposed to wind-driven rain and humidity than sheltered inland sites, and their joints still go through Ontario's full freeze-thaw cycle every winter. The first places that shows up are failed caulking around windows and doors, hairline cracking in stucco, and paint lifting on the most exposed elevation. These are inexpensive to correct early and expensive to correct after water has been getting behind the finish for a few seasons.
Where the substrate is sound, the repair sequence is the one we document publicly: strip the failed material back, rebuild with a mesh-reinforced base coat, and finish over top, using Durabond and Sto materials. Where it is not sound, you need to know that before anyone quotes a finish.
