Woodbridge sits inside the City of Vaughan, and if you drive its streets with a trained eye one thing stands out immediately: the sheer density of stucco. Between the older village core around Woodbridge Avenue and the large detached and estate builds that filled in through the 1980s, 90s and 2000s, this is one of the most heavily stucco- and EIFS-clad pockets in the Greater Toronto Area. Whole elevations, not just accent bands.
On a Toronto bungalow, stucco is usually a band around the foundation — a manageable strip. On a Woodbridge estate home it can be two or three storeys of continuous field, wrapping corners, running past window returns, up gable ends and around architectural reveals. Scale changes the problems. Staging and access have to be planned. A finish coat has to be kept wet edge to wet edge across a very large area or it will band. And a colour that reads fine on a sample board can read completely differently across forty feet of wall in direct sun.
The underlying sequence does not change: grind the failed coating back to a sound substrate, rebuild with a mesh-reinforced cementitious base coat levelled flat, then trowel the finish. Skipping the grind is what makes a five-year-old refinish look ten. That sequence is documented photo by photo on our stucco refinishing project. We install Durabond and Sto systems.
Not every tired Woodbridge elevation needs stripping. Often the substrate is sound and the real complaint is a chalked, faded finish and failed sealant joints — in which case crack repair, joint renewal and a recoat gets the house back without rebuilding a wall that does not need rebuilding. Sometimes only one elevation has genuinely gone. Which of those three you are looking at cannot be judged from a photo, which is why the estimate starts with someone standing at the wall.
Woodbridge also carries a substantial industrial and commercial base along the Highway 7 and 427 corridors, where the work is unit build-outs, tenant turnovers and interior repaints — sprayed and back-rolled for an even film, as on our commercial ceiling repaint. We spray Sherwin-Williams, Benjamin Moore and Dulux products.
