Renovating & Building in North York

North York is really two building stocks sharing a map. Willowdale, Bathurst Manor, Downsview and Don Mills are dense with 1950s and 60s bungalows and side-splits. Along Jane, Finch, Sheppard and Wilson sits one of the largest concentrations of 1960s and 70s concrete apartment slabs anywhere in Canada. Then the Yonge spine, from Sheppard to Finch, is newer high-rise. Those three stocks fail in completely different ways, and they are not one job.

The post-war houses: it starts at the foundation band

A North York bungalow of that vintage was almost always built with a parged or stucco band wrapping the foundation, the porch and the side steps. Six or seven decades on, that band is the first exterior element to go — the coating dulls, goes patchy, then lifts off the wall in sheets. It is cosmetic right up until the day water gets behind it, and then it is not.

Refinishing it properly means grinding the failed coating back to a sound substrate before anything new goes on, because a fresh coat bonded to a flaking old one fails along with it. The wall is then rebuilt with a mesh-reinforced cementitious base coat levelled flat, and finished in a tinted stucco. That is the method we document stage by stage on our Scarborough refinish — same era of house, same failure, same sequence. Materials are Durabond and Sto throughout.

The apartment stock: occupied-building work

Repainting corridors, lobbies, stairwells, garages and underside decks in a tenanted North York tower is a logistics problem before it is a painting problem. People still have to get to their doors. Work gets sequenced floor by floor, protection goes down before a lid comes off a pail, and the schedule bends around the building rather than the other way round. We spray Sherwin-Williams, Benjamin Moore and Dulux products, and on tall open decks the method is airless spray immediately back-rolled — the back-roll is what builds a real film and an even sheen instead of a thin, blotchy spray halo. Our commercial ceiling project shows that sequence in full, including the scissor-lift access.
