Intumescent fireproofing is a thin coating that gives exposed structural steel a fire-resistance rating while keeping a clean, painted finish. FAIME applies it to beams, columns and steel decks in warehouses, industrial buildings and commercial conversions. Each coat is built up to the specified thickness, measured, recorded and handed over with the documentation.
In normal conditions an intumescent coating is a smooth, paint-like film. In the heat of a fire it swells into a thick, insulating char that slows the rate at which the steel heats up, helping the structure keep its load-bearing capacity for the rated period.
We walk the building against the drawings and specification to confirm every member to be protected and its required rating, and coordinate access with the client and other trades.
Steel is cleaned and prepared so the coating bonds properly. Everything that is not being coated is masked and protected from overspray.
The coating is applied by air spray and hand roller in multiple coats, each left to cure — typically around eight hours — before the next goes on. One heavy pass is never the shortcut.
Dry film thickness is checked regularly on flanges, webs and connections so that every section reaches the thickness its rating requires, not just the easy-to-reach faces.
Every reading is recorded. At handover you receive the inspection reports and the material certifications for the products applied.
Work areas are fenced and controlled, crews work to site safety protocols with the right PPE, and applications are scheduled around the building's operations.
A York Region warehouse in Newmarket, being upgraded so that office space can be added. FAIME applied Sherwin-Williams Firetex® FX5120 for a 1-hour rating and Firetex® FX5090 for a 2-hour rating to selected beams, columns and a 1,300 sq ft steel deck, in multiple coats roughly eight hours apart, with thickness verified and recorded throughout. March to April 2026, completed on schedule with zero safety incidents while the warehouse stayed in operation.

Mezzanines, new office areas and change-of-use work inside existing industrial buildings, where exposed steel needs a rating and the building cannot stop operating.
Offices, showrooms and retail spaces with exposed structure, where a clean, painted finish matters as much as the rating itself.
