Not necessarily — but first you need to confirm the leak source is fixed. Patching over an active leak is a waste of money. Once the source is confirmed dry, we can cut out damaged drywall, treat any mold with antimicrobial primer, install new board, tape and finish to match, and repaint the area or the full ceiling. Whether it's a spot patch or full ceiling replacement depends on the extent of damage — FAIME will give you an honest assessment and quote both options if applicable.
Yes, if you have matching tile or can source a match. The challenge with individual tile replacements is matching the grout joint colour and texture of the aged surrounding grout. FAIME will assess whether a single tile replacement will look acceptable or whether a larger section replacement is warranted. Cracked floor tiles in a wet area should also be investigated for substrate issues — a cracked tile often means a hollow spot underneath, which means the substrate is failing and more tiles will crack unless the substrate is repaired.
For most GTA repair projects, FAIME can have a crew on-site for an assessment within 2–5 business days. We provide a written quote on the same visit wherever possible. Smaller repairs (drywall patching, tile replacement, exterior caulking) can often be completed in a single visit or within a few days of quote acceptance. We'll give you a realistic timeline upfront — not a promise we can't keep.
Squeaky hardwood floors are usually caused by one of three things: loose subfloor fasteners (the subfloor is moving against the joists), loose hardwood fasteners (the hardwood is moving against the subfloor), or a gap between the subfloor and the top of a floor joist. FAIME diagnoses the cause from below (access from a basement or crawlspace) where possible, and uses the appropriate repair method — subfloor screw fastening, hardwood face screw and plug, or joist blocking. We don't just pour squeaky floor powder into the joints and call it done.
