What makes exterior work here different from the rest of Toronto is simple geography: a lot of it sits within a few kilometres of Lake Ontario, on ground that gets the weather first.

Why lakeside walls fail sooner

Exterior cladding does not weather evenly. On a lake-exposed Etobicoke property the south and west elevations take the wind-driven rain, so they hold moisture longer, cycle through more freeze-thaw over a winter, and give up years before the sheltered north wall of the same house. That is why a homeowner will often be told the whole envelope needs redoing when in fact two elevations are sound and two are not — and why a walk-around before quoting matters more here than almost anywhere in the GTA.

The other thing moisture exposure punishes is a shortcut. Skimming a fresh finish over a coating that has already lost its bond buys a season, maybe two, and then lifts — faster on a wet elevation than a dry one. The method we document on our stucco refinish project exists for that reason: grind the failed material off until the substrate is sound, rebuild with a mesh-reinforced base coat, then finish. The systems we install here are Durabond and Sto.

Sealant joints are the part nobody looks at

On an exposed elevation the finish coat is rarely what lets water in first. It is the joints — where cladding meets brick, where it stops at grade, around window and door perimeters. Those are the details we close a job with: a clean, continuous caulk line along the base of the building and a masked, dead-straight termination where the stucco meets the brick above. A wall rebuilt correctly and then left with an open joint at the bottom is a wall that will be back.
