Stucco Repair — Vaughan

Stucco Repair
in Vaughan

Cracked, hollow or stained stucco on a Vaughan home or commercial building is nearly always water getting in somewhere. FAIME cuts the damage back to sound material, repairs it with mesh, reseals the joints and openings around it, and finishes the wall so the patch and the original read as one surface.

A Vaughan Building,
Repaired Before It Was Painted

On an occupied commercial building in Vaughan, FAIME was the general contractor. Damaged stucco was cut back and patched, brick repaired, joint sealants and window caulking cut out and replaced, and a Venetian finish applied over the repairs, with the same finish used for the parging. The corner quoins were replaced with Canamould stock, then the whole building got two full coats. The tenant stayed open throughout.

Vaughan Stucco
Problems We See

Cracks

Hairline, step and corner cracks, and cracks at windows and doors.

Hollow or Bulging Areas

Stucco that has let go of the wall behind it and sounds dull when tapped.

Stains and White Powder

Rust streaks and efflorescence that point to water moving through the wall.

Old Penetrations

Hose bibs, dead wiring and old fixtures left as holes in the wall, removed and closed.

    EIFS Damage

Impact holes and soft spots in Exterior Insulation and Finish Systems (EIFS), repaired in layers.

    Faded or Patchy Walls

A full refinish when the wall is sound but tired, or when patches would show.

    Then Finish

    01

Tap Test and Photos at the Site Visit

We sound the wall and mark the hollow areas so the written scope says whether it is a patch, a section or a full refinish, before you pay for any of it.

    02

    Find the Water First

Failed caulking, a missing flashing or an old penetration is usually why the stucco broke. It gets named in the scope and fixed in the job.

    03

Damage Cut Back to Sound Material

Loose and cracked stucco comes off. A patch bonded to stucco that is already letting go fails at the old edge.

    04

Mesh Where the Wall Needs It

Fibreglass mesh is embedded in the base coat over cracks and at corners, where movement is expected.

    05

    Joints and Openings Resealed

Old sealant and caulking are cut out to clean surfaces, not caulked over, so the new bead has something sound to bond to.

    06

A Finish That Reads as One Wall

Finish colour and texture matched to the existing wall, or the full elevation refinished so no patch shows.

    Frequently Asked
    Questions

We match the finish as closely as the existing wall allows, and say at the site visit how close a patch will get. Old stucco has weathered, so a fresh patch can read differently in direct sun. Where a patch would show, refinishing the full elevation gives one even surface, and the scope tells you which option you are paying for.
A fine hairline crack with no staining is often cosmetic. Cracks that run from window and door corners, cracks with rust streaks or white powder, and areas that sound hollow when tapped usually mean water is getting behind the finish. Photos of the crack and a wide shot of the wall are enough for a first answer.
Yes. Our Vaughan project was an occupied commercial building: stucco and brick repairs, new joint sealants and window caulking, a Venetian finish over the repairs and two full coats of paint, with FAIME as general contractor and the tenant open throughout.
Cement-based and acrylic finishes need above-freezing temperatures while they go on and cure, and the manufacturer sets the exact limits. In the GTA that makes it spring-to-fall work. If you notice damage over the winter, photos now let us scope it so the repair can start as soon as the weather allows.
Press the wall firmly. Traditional stucco is hard and cold, like concrete. EIFS has foam insulation board behind a thin finish, so it can sound hollow everywhere and dents under impact. The repair is different for each, and we confirm which system you have at the site visit.

Send Us a Photo of the Crack.

A close-up of the damage and a wide shot of the wall are enough for a first answer. Then we visit, tap the wall and give you a written scope with a firm price before anything starts.
