One Consistent Finish

FAIME Construction Inc. was the painting subcontractor for the interior of Queensland Condos (Queensland Apartments), a new apartment building in Stratford, Ontario, from February to September 2025, on a project of approximately 30,000 sq ft. The scope covered the residential suites (walls, ceilings, baseboards, trim, doors and jambs), the suite entrance and hollow-metal doors, the common corridors, the amenity rooms, and the mechanical and utility rooms. Surfaces were primed for their substrate and finished in eggshell on walls, flat on ceilings and enamel on doors. Project Overview

Queensland Condos is a new multi-residential building in Stratford, Ontario. FAIME Construction was engaged by the general contractor as the dedicated painting subcontractor for the building's interior, taking full responsibility for the painting scope across the suites, corridors and amenity spaces.

The programme covered approximately 30,000 sq ft and ran from February to September 2025 with a crew of up to seven painters, and painting was the only trade on FAIME's scope. The project was delivered under a construction-management model, so the painting had to be coordinated with every other trade's access to the building.

Coordination Under Tight Access

On a multi-residential build, the painter rarely has a floor to themselves. Before work began, FAIME reviewed the drawings and specifications and confirmed the finish schedules. Access windows were then agreed with the general contractor and the other trades so that painting could proceed without conflict. Working this way meets the schedule and avoids rework: finished surfaces stay protected, and nobody arrives to find a space they cannot use.

Preparation & Protection

By the time painters arrive in a new suite, much of it is already finished. Flooring, carpets, countertops, millwork and light fixtures were protected with drop cloths and masking film before any coating was applied. Hardware that was not being painted was masked or removed and reinstalled only once the paint had cured.

Drywall was cleaned, sanded and repaired. Baseboards, trim and door jambs were filled and sanded. On the hollow-metal doors, rust and existing coatings were removed where required and a metal primer was applied.

Primers & Finish Coats

Primers were matched to the substrate: drywall primer on walls and ceilings, and metal primer on hollow-metal doors. Finish coats followed, two coats as standard and a third where specified, applied by brush, roller or spray as each surface required.

Sheens were set by the finish schedule. Walls were finished in eggshell, which is washable enough for daily living while keeping a soft appearance. Ceilings and select vertical surfaces were finished flat, which hides minor imperfections under suite lighting. Suite entrance doors, hollow-metal doors and frames received durable enamel and metal coatings suited to high-traffic areas.

Common Areas

The common corridors, amenity rooms and mechanical and utility rooms received a full paint finish. Corridors and entrance doors are the first surfaces residents and visitors see, and the ones that take the most daily contact, so they were given the same care in preparation and finishing as the suites themselves.

Quality Control & Handover

Inspections and touch-ups were carried out as the work progressed rather than left to the end. A final walk-through was completed with the general contractor and client, and every punch-list item was resolved. Protection was then removed, work areas were cleaned, and the painted spaces were handed over ready for occupancy. The project was completed on schedule, within budget and with zero safety incidents.
