What Does Interior Painting Cost? The Ten Things That Set the Price

Ask three painters to price the same house and the numbers can be far apart. Usually that is not because one of them is cheating. They are pricing different amounts of prep, different paint, different numbers of coats, or a different idea of what “done” looks like.

Short answer

Interior painting is priced on labour, and labour is driven by surface area, height, prep and detail, not by the square footage of the house. The biggest swings come from ceiling height and stairwells, the condition of the walls (patching, cracks, stains, old gloss), how much trim and how many doors there are, how many colours and sheens, and whether the home is lived in or empty. Paint itself is usually the smaller part of the bill, but premium lines cost more and cover better. A fair price can only be given after someone has walked the rooms. A written quote should list rooms, surfaces, coats, products, prep and protection, so two quotes can be compared line by line.

The ten things that set the price

01

Paintable surface, not floor area

Two houses with the same square footage can have very different wall area. Open plans have fewer walls; homes with many small rooms, closets and hallways have more edges to cut in. Painters measure walls, ceilings and trim, not the listing size.

02

Ceiling height, stairwells and open-to-below spaces

A standard 8 or 9 ft room is done from the floor or a step ladder. A two-storey foyer, a stairwell wall or an 18 ft great room needs extension poles, tall ladders or scaffolding, and slows every coat. In custom homes this is often the single biggest cost line.

03

Condition of the walls

Nail pops, cracks, dents, old anchors, water stains, smoke or crayon all need filling, sanding, spot-priming or a stain blocker before any finish coat. A wall in good shape might need an hour of prep; a tired one can need a day. See drywall cracks and nail pops.

04

Trim, doors and railings

Baseboards, casings, crown, wainscoting, panel doors and spindles are slow, brush-work surfaces that take a harder, more durable paint. In a trim-heavy custom home they can take as long as all the walls together.

05

Number of colours and sheens

One colour on every wall and a flat white ceiling is fastest. Accent walls, different colours room to room, a separate ceiling colour and different sheens on walls and trim all add cut lines and changeovers.

06

Colour change

Going from a dark or strong colour to a light one, or the other way round, often needs a primer coat or an extra finish coat. Deep reds, yellows and navy can take three coats for even colour.

07

Paint line and sheen

Premium lines from Benjamin Moore, Sherwin-Williams and Dulux cost more per can, but cover and wash better. Low- and zero-VOC lines, scrubbable mattes and hard enamels for trim each have a price. Ask what the quote assumes.

08

Occupied or empty

An empty house lets the crew move fast. A lived-in home means moving and covering furniture, working room by room, and cleaning up each day so you can use the space. That is real time, and it should be in the quote.

09

Protection and access

Hardwood, stone, millwork, built-ins and art all have to be covered or moved. How the floors and finishes will be protected is part of the price, and worth asking about. We cover what good protection looks like in how painters protect your home.

10

The finish standard

Walls lit by big windows or pot lights, glossy paint and dark colours show every joint and roller mark. Getting those walls right can mean extra skim coating before painting. See what a Level 5 drywall finish is.

What a written quote should list

A quote you can compare

  • Every room and surface: walls, ceilings, trim, doors, closets, stairwell
  • The paint line and sheen for each surface, and the number of coats
  • The prep included: patching, sanding, spot-priming, stain blocking, caulking
  • How floors, furniture and fixtures will be protected, and daily clean-up
  • Who moves the furniture, and what happens to fixtures and cover plates
  • Schedule, payment terms and the workmanship warranty in writing

Signs two quotes are not the same job

  • One line that says “paint interior” with no rooms or coats
  • No paint brand or line named, or “contractor grade” only
  • One coat over a colour change
  • Prep, protection or trim missing entirely
  • A price given over the phone without seeing the walls
Why we do not quote from photos

Photos hide wall condition, ceiling height and how much trim there is. A number given without a visit is either padded to cover the unknowns, or followed by “extras” once the job starts. Neither is fair to you.

Ways to keep the cost down without cutting corners

  • Keep colours simple: one wall colour through the main living areas and one trim colour saves real time.
  • Clear the rooms you can before the crew arrives: small items, art, and anything fragile.
  • Group the work: painting the whole floor at once costs less per room than doing one room now and another next year.
  • Do not skip prep or the second coat. That is what makes a paint job last. Saving there means repainting sooner.

Frequently Asked Questions

How much does it cost to paint the interior of a house in Toronto?

It depends on the paintable surface, ceiling height, wall condition, amount of trim and doors, number of colours, the paint line and whether the home is lived in. Two houses with the same square footage can be priced very differently. A fair number needs a site visit; FAIME gives a written, itemized quote after walking the rooms.

Why are painting quotes so different?

Usually because they are not pricing the same job: different prep, a different paint line, one coat instead of two, or trim and protection left out. Ask each painter to list rooms, surfaces, products, coats, prep and protection, then compare line by line.

Is painting priced per square foot?

Some painters quote that way, but floor area is a poor guide. Labour depends on wall and ceiling area, height, trim, prep and the number of colours, so a per-square-foot number only works for very plain, similar rooms.

Does trim and door painting cost extra?

It is usually priced separately because it is slow brush work with a harder enamel. In homes with a lot of baseboard, casing, crown and panel doors, trim can take as long as the walls.

Does a colour change cost more?

Often, yes. Going from a dark or strong colour to a light one, or to a deep colour, can need a primer coat or a third finish coat to get even colour.

Does FAIME paint custom homes and houses in the GTA?
