Why Foundations Start Looking Bad

Parging is the sacrificial layer on a foundation — it is supposed to wear before the wall does. When it goes, it usually goes for one of these reasons.

Crumbling & spalling

Parging that flakes off in sheets or turns powdery underfoot. Freeze-thaw drives most of it in the GTA — water gets behind the coat, freezes, and pushes it off the block.

Exposed block

Once the coat is gone the block is doing the weathering itself. Re-coating protects it; leaving it exposed shortens the life of the wall.

Cracks

Some are surface-only in the parging itself; some run through the wall behind it. We cut them out and repair properly, and we tell you plainly if what we find looks structural.

Efflorescence & staining

White salt bloom and dark tide-lines mean moisture is moving through the wall. Coating over it without addressing the water just hides it until spring.

Old stone veneer

Dated or loose veneer stripped off, the wall made good underneath, and a clean modern finish applied — the exact job in the sliders above.

Curb appeal before a sale

A tired foundation is the first thing a buyer's eye lands on. Refinishing the visible elevations is one of the cheaper things you can do before listing.

We buy and install Durabond and Sto for stucco and parging systems, and Sherwin-Williams, Benjamin Moore and Dulux for paint. We specify what goes on your wall in the quote.

Before You Book

Can you give me a price over the phone?

No — and you should be careful with anyone who does. What looks like simple surface damage can turn out to be moisture moving through the wall, which is a different job entirely. The site visit is free precisely so the number you get is one we can stand behind.

Is my foundation actually damaged, or is it just the coating?

Usually it is just the parging — that layer is designed to take the weathering. That's what the visit determines. If we see something that looks structural, we tell you and recommend you get an engineer's opinion rather than coating over it.

How long does it take?

Most residential foundations are a matter of days rather than weeks, depending on how much has to come off first and how the weather behaves. You get the timeline in the written quote.

Can you match it to the rest of the house?

Finishes are tinted on site, so we work to your colour. If you want the foundation to disappear against the cladding rather than stand out, say so at the visit and we'll spec it that way.
